Many Mortgage Originators make the mistake of believing they don't NEED a website to be successful. While this may have been true two years ago, times have changed.

In 2008, over 62% of home buyers will shop for their new home using the Internet. Some analysts predict that by 2010, that number will rise to 90%. Any Originator who ignores the Internet's importance will be at a severe disadvantage in the coming years. I suspect many of them will suffer such major losses they will be forced out of the industry.

Most of your target market is already using the Internet. Studies show the Internet is most widely used by middle and upper-class families who can afford the cost of a home PC and Internet connection.

Deadly Mistake #2: Focusing on the Wrong Prospects

Through much research, I've discovered the SINGLE most important ingredient for a successful mortgage website. But, before I reveal the secret, I must warn you that what you are about to read WILL shock and amaze you.

So here it is: The single biggest key to success on the Internet is to STOP focusing on mortgages and financing. Instead, focus your main website on providing helpful Real Estate information. Here's why I recommend this:

If we drew a pie chart representing today's Real Estate market, you would see why I recommend such an outrageous marketing strategy. Here's what recent statistics say about the Home Buyers in the market right now:

  • 3% are interested on obtaining a mortgage "right now" - today

  • 7% are casual mortgage shoppers - "somewhat" interested in obtaining one

  • 30% are not thinking about a mortgage yet, but will eventually - "unsure"

  • 30% are caught up in intense home shopping - mortgages are an afterthought

  • 30% are definitely NOT in the market for a mortgage

Home buyers, in general, ignore obtaining financing until later in the game. They hunt for Real Estate information and go to open houses MONTHS before they ever start thinking about a mortgage.

Most Mortgage Originators completely ignore these statistics and as a result, their websites are a complete and utter failure.

You can have a website with all the latest mortgage news, information, application forms, calculators, etc., and it won't do you a bit of good, because you will only be reaching 3-10% of your audience.

Mortgage Originators have always been taught to promote themselves in their marketplace. The average Originator goes about this task by printing beautiful brochures and postcards that have cute slogans on them, like "We're #1", "Because we care", "Looking out for you!", "The lowest rates in Kalamazoo", and so on.

I've coined a term to describe this type of advertising. I call it "Brochure-Style" marketing. All of the advertising you see on billboards and on TV is based on "Brochure-Style" marketing. Fortune 500 companies use this to help establish “Brand Name Awareness”.

So you might be asking yourself, “If the Fortune 500 Companies use this type of advertising, shouldn’t I do the same?” The answer is no and here's why:

...Millions of dollars for advertising and marketing. They have the luxury of being able to bombard the marketplace with their corny commercials and meaningless billboards and still get their message across due to the sheer volume of advertising they do.

And a "Brochure-Style" website will work well if your only goal is to establish a "presence" on the Internet. But if you want a website that works for you, day and night, by generating new leads, you will have to do better than a simple "Brochure-Style" website.

A beautiful websites with flashy animations, pretty pictures, graphics, rates, calculators and forms WILL NOT make your phone ring, because it does not address the prospect's needs.
 

The harsh reality is this:

When shopping for a home or a mortgage, your prospect doesn’t care about you, your business, the fact you have a wife/husband and kids at home to feed, how much you make this month, etc. All the prospect wants to know is “what’s in it for me”.

Statistics say you only have 3-7 seconds to GRAB your prospect's attention and SHOW them what's in it for them, BEFORE they click the back button and leave your website.

A "Brochure-Style" website is not designed for this, and that's why they don't work...

This is why it's so surprising to discover that over 97% of all mortgage websites are "Brochure-Style" Websites.

Lastly, we end every educational report with a strong "call-to-action". Some reports end by explaining all the merits of getting pre-approved right away. Other reports end by offering to help the prospect find an Agent. For every situation, there is a unique call-to-action engineered to give maximum chance of converting the prospect. Always end with a strong call-to-action.

Deadly Mistake #4: Posting Rates

A few months back, one of the BIG website companies had their Client Retention Manager write an article for "Mortgage Originator Magazine®". The article was entitled something like “Why you should post rates on your website.”

Whoever agreed to publish that article needs to be fired.

Let me explain…

McDonald's and Burger King sell easy-to-produce, common, everyday items. You buy a meal, eat it, and don't even remember how good or bad it was within 6 hours. Because of this, consumers have been successful in forcing them into pricing wars.

I remember a couple of summers back, when McDonald's was selling 39 cent cheeseburgers just to compete. This is OK when it comes to hawking $5 items, but when you are dealing with 30 year commitments worth thousands of dollars, it stands to reason that the transaction should be treated differently.

Every day, consumers are trying to force Mortgage Originators into playing on their terms. Every day, consumers begin to view loan officers as pawns in their game to find the best deal. These consumers are hurting themselves and you are helping them if you post rates on your website.

YOU are a highly trained, expert financial counselor who handles the largest transaction most people will ever have in their lifetime.

This is why I urge you to reverse this trend and stop posting rates on your website. Deadly Mistake #6: Failing to Promote Your Website Properly

You can have the best content in the world, but it won’t do you any good if no one ever sees any of it.

You may assume that if you purchase a website from a big-name company, that, after they create the website, you simply sit back and wait for the leads to roll in. Yes, you will get a few stray leads here and there, but overall, you MUST promote your website to see any real results.

Your pipeline will be empty and nothing in the world will save you if you are unwilling to promote your website.

The next time a big-name web development company calls you and tries to sell you a website, ask them these questions:

Will you teach me the best low-cost methods to promote my websites?
